Property Description

Offering the entire 54-acre western end of Moshers Island featuring over 2.4 km of oceanfront coastline. A boater explorers dream; the tip of the property is a little over a KM from the mainland public access government wharf on Bush Island. On the northern shore, NS Power and a phone line are in place. A private 900 foot long “Sloop Beach” faces south, looking down Sloop Cove through an archipelago of LaHave Islands to open ocean. Thanks to a rock outcropping, Eddy Beach on the western edge has a perfect naturally protected access point for kayaks. The dramatic shoreline with craggy rock outcroppings, coves, and sandy beaches is both scenic and exhilarating for anyone interested in marine ecology. There are many deep-water anchorage sites and permanent shore access locations for a wharf. Depending on the wind direction, there are also sheltered naturally formed access points in various coves. The Island interior has an entrance path from the beach cutting through the middle of the property. The full width of the island stretches over 1,500 feet from north to south. Nestled between the shores is Moshers Island Pond with several interior destination islands. This is where a harmonious biodiverse ecosystem attracts an array of wildlife, birds, and flora. There is potential for nine building lots with at least 200 feet of south facing frontage. A draft concept survey (Design Point) for subdivision is available by request. A premier building site near the beach offer views of both the pond and ocean. An existing camping location is in place with basic amenities including a shed and outhouse. On the western edge is the “Squam” famous for clam digging and hauling muscles at low tide. Depending on where you are on the island, you can wake with the sunrise and end your day with a sunset. Such are the advantages of island life!
